For the FENIX project at Eko-Vit's headquarters in Łódź, we delivered a comprehensive architectural and spatial vision that spans from the outer limits of the property to the core of the interior workspaces. Guided by the striking "Industrial x Nature" concept, we embraced the raw, energetic, and industrial DNA of the location, contrasting it with vibrant, living biophilia. By meticulously redesigning the external site logistics — including optimal surface parking, a multi-functional underground level, and green recreational zones — and pairing them with highly optimised internal space plans, we created a seamless, unified, and breathable ecosystem for modern work.

Honoring the industrial roots
Located in Łódź — a city famous for its rich industrial heritage — the Eko-Vit headquarters required an architectural approach that respected its surroundings while looking firmly toward the future. The challenge was to adapt post-industrial areas to current market requirements, promoting the revitalisation of the city while creating a highly stimulating, modern environment for the employees inside.

A study in contrast
The defining aesthetic vision for this project is "Industrial x Nature." We deliberately set out to clash two distinct worlds: the cold, raw permanence of industrial infrastructure and the warm, organic vitality of the natural world. Exposed concrete, metal grids, and raw steel elements serve as the structural canvas. This heavy, industrial base is then dramatically softened by the introduction of natural wood finishes, warm atmospheric lighting, and an abundance of lush indoor greenery.

An inviting, green arrival
A successful workplace experience begins the moment an employee or guest enters the property. On the ground level, we strategically arranged 234 parking spaces to maximise efficiency while carving out a vast, green recreational zone. We integrated dedicated spots for electric vehicles and bicycles, elevating the arrival experience with a striking compositional axis featuring a fountain, an atrium, and abundant greenery. This level also utilises part of the building's footprint for convenient covered parking, seamlessly connecting visitors to the main lobby and ground-floor retail and service areas

A multi-functional hub
The logistical optimisation continues below ground on Level -1, which was designed as a vibrant functional hub rather than just a traditional, dark garage. Alongside an additional 52 parking spaces — including dedicated accessible spots — this subterranean level houses extensive retail and service premises. By strategically placing these complementary amenities—such as potential gym and gastronomy spaces—below ground alongside technical rooms, we maximized the usable, biologically active areas on the surface. This dual-level approach ensures the campus offers essential everyday conveniences without compromising the clean, architectural vision of the exterior.

Dynamic workspaces
Moving into the building, the spatial layouts were designed to support diverse working rhythms. We developed multiple zoning strategies (such as Space Plan A for IT firms and Space Plan B for Call Centres) to find the perfect balance between open collaboration and focused, quiet work. The floorplans are strategically segmented into dedicated zones: 40-50% for standard workstations, 30-50% for dynamic meeting spaces, and 10-20% for vital social and dining areas. This ensures the workspace remains intuitive, highly efficient, and adaptable to specific tenant profiles.

A breathing ecosystem
In our design, well-being and environmental respect are absolute priorities. The greenery is not merely a decorative afterthought — it is a functional architectural element. Plants are heavily integrated into both the exterior site (providing over 2,700 sqm of biologically active surface) and the interior spatial layouts. This intense layer of biophilia actively softens the raw industrial edges, acts as a visual divider, and creates a healthy, balanced environment that actively supports the well-being of the Eko-Vit team.
